Fees for Short/ Long Term Lets (a minimum of 3 month agreements)


Our Let Only Service is a one off fee of 75% of the first month's rent. No fee is due until a tenant successfully moves into your property.

This service includes:

  • Comprehensive marketing, advertising and property viewings
  • Professional referencing on tenants
  • Check that all necessary documents and certificates are in place before move in
  • Preparation of the tenancy agreement and obtaining tenants signatures and initial payments
  • Registration of the tenant's deposit (additional charge applies)
  • Independent detailed photographic inventory
  • Move the tenants into the property
  • Register the tenants with the Utility providers and Council Tax
  • Forward to you all paperwork and a statement of account

Our Rent Collection has an initial set up fee of £195 and then 5% of each months rent thereafter (excluding the Let Only Fee).

This service includes:

  • Comprehensive marketing, advertising and property viewings
  • Professional referencing on tenants
  • Check that all necessary documents and certificates are in place before move in
  • Preparation of the tenancy agreement and obtaining tenants signatures and initial payments
  • Registration of the tenant's deposit with The Deposit Protection scheme
  • Independent detailed photographic inventory
  • Move the tenants into the property
  • Register the tenants with the Utility providers and Council Tax
  • Collection of the monthly rent then paid directly into your chosen bank account
  • Monthly statement of account
  • Rent Protection Policy (additional charge applies)

Our Full Management Service has an initial set up fee of £195 and then 8% of each months rent thereafter (excluding the Let Only Fee).

This service includes:

  • Comprehensive marketing, advertising and property viewings
  • Professional referencing on tenants
  • Check that all necessary documents and certificates are in place before move in
  • Preparation of the tenancy agreement and obtaining tenants signatures and initial payments
  • Registration of the tenant's deposit with The Deposit Protection scheme
  • Move the tenants into the property
  • Register the tenants with the Utility providers and Council Tax
  • Collection of the monthly rent then paid directly into your chosen bank account
  • Monthly statement of account
  • Rent Protection Policy (additional charge applies)
  • Independent check out at the end of the tenancy
  • Independent detailed photographic inventory
  • Assisting the collection of the damage deposit at the end of tenancy
  • Arranging necessary repairs and maintenance of your property
  • 6 monthly inspections of your property throughout the tenancy
  • Annual Renewal of safety certificates on your behalf (additional charges apply)
  • Annual rent reviews

Fees for Holiday Lets


We offer a full management service at a cost of £95.00 annual administration cost and 15% fee from each booking made by us.

The service includes:

  • Comprehensive marketing and advertising of your property via our website and access to booking.com
  • Collection of payment and then paid directly into your chosen bank account monthly, along with a statement of account
  • Arranging necessary repairs and maintenance works to your property
  • Arranging cleaning and laundry change overs between every booking
  • Arranging safety certificates annually
  • Emergency on call service for your guests

Fees for Sale Properties



We offer a no sale, no fee too and as we are not VAT registered (yet!), you save even more! The agreed sale fee is deducted from the sale price, at the time of exchanging contracts. Contact Baileys to discuss
